What Is Mold Testing?
Mold testing involves collecting air and/or surface samples from the home to evaluate the presence and concentration of mold spores.
Samples are sent to an independent laboratory for analysis. The lab identifies:
Spore types present
Concentration levels
Comparison between indoor and outdoor air samples
Testing does not “diagnose” health conditions. Instead, it provides data about the indoor environment so informed decisions can be made.
When Is Mold Testing Recommended?
Mold testing may be appropriate when:
There has been a known water leak or flood
Visible staining or suspected mold growth is present
Musty odors are noticeable
A buyer wants additional due diligence
A seller wants documentation before listing
Testing is not always necessary in every transaction. When no moisture issues or visible concerns are present, mold sampling may not be warranted.

How the Process Works
1. Visual Assessment
We first evaluate visible conditions and moisture sources. Mold requires moisture. Identifying the source is always the priority.
2. Air Sampling
Indoor air samples are collected and compared to an exterior control sample to determine whether elevated spore levels exist inside the home.
3. Surface Sampling (When Appropriate)
If visible growth is present, surface samples may be collected to identify the type of mold growth.
4. Laboratory Analysis
Samples are sent to a certified laboratory for analysis and reporting.
You receive a detailed report outlining findings and laboratory results.
