What Is Thermal Imaging?
Thermal imaging uses an infrared camera to detect variations in surface temperatures. The camera does not see through walls. Instead, it identifies patterns of temperature differences that may suggest:

• Missing or disturbed insulation
• Air leakage
• Overheated electrical components
• HVAC performance irregularities
These temperature variations can reveal areas that deserve closer evaluation.
How Thermal Imaging Is Used During an Inspection
Thermal imaging is integrated into the inspection process when appropriate conditions are present. It may be used to evaluate:
Electrical panels for abnormal heat patterns
Ceilings and walls for potential moisture intrusion
Attic insulation uniformity
Exterior wall insulation performance
HVAC supply air temperature differences

Thermal imaging is a tool, not a guarantee.
Infrared cameras detect surface temperature differences only. They do not confirm the presence of mold, determine exact moisture content, or see through solid materials.
Environmental conditions such as outdoor temperature, HVAC operation, and recent weather patterns can influence results.
When thermal anomalies are detected, findings are documented and explained clearly in your inspection report.
