Sewer Scope Inspections

Sewer Scope Inspections in Central Ohio

See What’s Happening Underground Before You Close

Most homebuyers inspect what they can see; roofing, foundation, electrical, plumbing.

But one of the most expensive components of a home is completely hidden underground: the main sewer line.

A sewer scope inspection uses a specialized camera to evaluate the condition of the home’s main drain line from the foundation to the municipal connection (or septic system). This inspection can reveal costly issues before they become your responsibility.

At Clarity Property Inspections, LLC, we provide professional sewer scope inspections throughout Central Ohio to give buyers clarity beneath the surface.

What Is a Sewer Scope Inspection?

A sewer scope inspection involves inserting a high-resolution camera into the home’s main sewer line through an accessible cleanout. The camera travels through the pipe toward the street connection or septic tank while the inspector evaluates the condition of the line in real time.

Because sewer lines are underground, problems can exist for years without visible signs inside the home.

What We Look For

During a sewer scope inspection, we evaluate:

  • Cracks or fractures in the pipe

  • Offset or separated joints

  • Root intrusion

  • Pipe belly (low spots holding water)

  • Corrosion or deterioration

  • Foreign obstructions

  • Signs of collapse

You receive a detailed explanation of findings along with video documentation when applicable.

Why Sewer Scope Inspections Are Important in Central Ohio

In many parts of Central Ohio, particularly in older neighborhoods, sewer lines may be made of:

  • Clay

  • Cast iron

  • Orangeburg (in some mid-century homes)

These materials can deteriorate over time.

Even newer homes are not immune. Improper installation, soil settlement, or root intrusion can cause issues long before a backup occurs.

Sewer line repairs can range from a few hundred dollars to many thousands depending on the severity and location of the defect.

Identifying concerns before closing allows you to:

  • Negotiate repairs or credits

  • Plan future maintenance

  • Avoid unexpected emergency repairs

“The Drains Seem Fine — Do I Still Need One?”

Yes, potentially.

Sewer lines often function normally until they suddenly don’t. A partially collapsed pipe or significant root intrusion may drain slowly for years before a full blockage occurs.

A sewer scope provides visibility into a component you cannot otherwise evaluate during a standard home inspection.

When Is a Sewer Scope Recommended?

We strongly recommend a sewer scope when:

  • The home is 20+ years old

  • Large trees are present between the home and the street

  • The home has clay or cast iron piping

  • There are signs of slow drainage

  • The buyer wants maximum due diligence

Many buyers now include sewer scopes as part of their standard inspection package.

Our Approach

We do not exaggerate findings or jump to worst-case conclusions.

If a concern is identified, we explain:

  • What is visible

  • How significant it appears

  • Whether immediate repair is recommended

  • When further evaluation by a licensed sewer contractor may be appropriate

Our goal is clarity, not alarm.
